Letting of Property - The Legal Company
If you are a landlord letting a property for the first time, then it's virtually impossible in this day and age to let a property legally without the proper property advice. The rules for letting a property have changed pretty much every year for the last 10 years. Now they are very localised, so rules on Homes in Multiple Occupation or whether you need a licence to let your property are typically written and decided by the local housing officer rather than nationally - which makes property legal advice for letting very complicated!
We have found that the best way to let your property for the first time or if you are very busy is to find a good local lettings specialist (ie someone that focuses on lettings and doesn't sell properties as well). An example of a lettings specialist that can help with property legal advice is Belvoir Lettings who if they have an office in your area, have a ‘legal helpline' they can use if they don't know the answer to the question themselves.
It is worth noting that property legal advice for Homes in Multiple Occupation is very specialised, so if you need help in this area, please contact us.
Secondly, you might need to evict a tenant and if you are doing this for the first time, it is wise to use a specialist agency such as the ones we work with. These companies make sure you start eviction proceedings correctly from the start and accurately follow through the legal steps you need, successfully evicting your tenant or ensuring they fix any damage or pay any rent owing.
Although you may have to pay for their property legal advice when it comes to evicting a tenant, if the tenant isn't paying rent at say £600 per month and it takes this company just two weeks and a few hundred pounds to evict them, that's money well saved on lost rent!
