Property Buy to Let
Q - I own a property which is valued at £200,000 of which I have around £100,000 equity. Should I sell it and buy two smaller properties instead, so I can live in one and rent out the other one?
A - It may well be worth doing what you suggest, but to answer this question properly, the first thing you need to do is either let us know or work out why you are doing it, and also let us know the area you are looking in. For example, are you hoping for capital growth or income?
If its income you are after, you need to work out what rent you could achieve, if it's capital growth, then having two smaller two to three bed properties, depending on the area could do better than a four or five bed for example.
