Tips for Selling a House


If you are looking to sell your house before Christmas 2010, unless you are very lucky, you are likely to find yourself in a situation where there are few buyers and lots of other homes for sale. If you want to sell a house before Xmas 2010 follow our ‘Top Tips for Selling a House’ below:-

Trying to sell your home when the media are telling everyone that property prices are falling is really tough. It is still possible, but it is essential that you are realistic on the price, otherwise if you price it too high, then it will sit on the market until after Xmas and you are unlikely to secure any viewings and therefore no offers!

Top Tip One: Price your Property Carefully
Price your property in the bottom ‘25%’ of the properties. For example, if there are four other properties on the market similar to yours, one at £175,000, another at £170,000, another at £165,000 and the fourth at £165,000, yours will need to be priced around £165,000 too.

This doesn’t mean you won’t get more for your property. The more people that view your property (and buyers will go for the cheapest first!) the more likely you are to get viewings and the more likely you are to get an offer!

Top Tip Two: Make sure it’s easy to move into
Buyers typically want a wreck (ie needs new a kitchen/bathroom, decoration etc) or one that they can move into and not do any work on at all! Make sure your property meets one of these descriptions.

Top Tip Three: Lots of great Photos!
If you want lots of viewings, then buyers, particularly first time buyers, start with the internet first. The more photos you have which show your property needs work or is ready to move into (see above) the more likely you are to get viewings. And don’t forget, the more viewings you get, the more likely you are to get offers.

Top Tip Four: Make sure you choose an agent that sells property, not one that just advertises them!
Lots of agents will just market your property, but you need to find an agent that will actively find and chase buyers, encouraging them to view your property. Consider buying our ‘how to sell a property pack’ so you can find out how to choose the right agent in your area.

Top Tip Five: Get your legals done early
Most of the legal work to sell your home can be done before you receive an offer – if you are sure you are moving! Most legal companies will carry out the work on a ‘no sale, no fee’ basis so if you don’t sell you don’t have to pay the legal costs.

When you come to sell your home to a buyer, it’ll take around three full days to fill in the paperwork and find the necessary certificates and information you need, so make sure you do this in plenty of time as waiting until you’ve received an offer, especially if you are buying another property will mean you have around five days of paperwork to read and fill in, so you’ll need to consider taking a week off work just for the legals!
