Top Five things you need to know when Reading a Home Information Pack to Buy a Home

1.  Despite what the media and industry say, HIPs ARE worth spending up to an hour reading!

2.  You need to check for things such as leasehold versus freehold and if there are any restrictions on the property, such as being in a Conservation area.

3.  Check the boundaries are correct versus the information supplied.

4.  Look at the EPC (Energy Performance Certificate) to see how much your utility bills will be and what can be done to the property to increase its energy efficiency.

5.  Check the legal information – ask for the Property Information Forms and Fixtures and Fittings Forms if they are not included in the pack.
