Latest price reports show the number of people buying and selling is falling this year, while prices this summer compared with the start of this year and last is pretty static.

Up until August, this survey suggested the gap between property prices this year versus last was widening, but latest figures suggest prices are hardly any different now.

Understanding what is happening in a Summer property market is always difficult due to the impact of the holiday season, so August typically shows lower volume sales than other months.

This, coupled with the poor economic news of trouble in Europe, economic growth in the UK being worse than forecast, could have caused the property market to stall dramatically.

2011 has proved a good year for the rental market. Lenders have started to realise buy to let investors are typically a ‘safe bet' when it comes to lending money.

Much  of the media's headlines about rent rises have however given an inaccurate picture as they compare year on year rents.

There has been a steady increase in rents this year rather than the ‘rapid rise' reported by much of the media.

and existing landlords for 2012 is certainly looking bright. For new or moving tenants however the picture isn't quite so great. They are likely  to see a shortage of properties to
choose from in 2012. 

Those already renting, as long as you are a good quality tenant, 2012 could be a good year.
