I own a flat in Birmingham and am thinking about renting to someone who receives benefits.

Is there anything I need to think about?

Lots! The benefits system has recently changed and is now called 'Local Authority Housing Allowance' or LHA for short.

This means that people have an allowance, but can then choose to pay more rent if they wish. It gives more choice to those on benefits, but also means that the money goes to them - not directly to you -and sometimes it disappears!

The good thing about benefit tenants though is they often stay for long periods of time.

Best thing to do is contact your local authority and ask what schemes they have available. I know Solihull has a scheme to attract landlords, but others may well too.

Make sure too that you secure an insurance if possible in case the tenant defaults on payment, or maliciously damages your property.
