Once you have found a home you like, or indeed someone has made an offer on your own home, don’t just make a snap decision to accept or reject. Take your time. Properties are worth differing amounts of money to different people, depending on their circumstances. So whether you have received a low offer you want to reject or have fallen in love with a property and want to offer the asking price immediately, just stop, think and research the offer first.

Recent research carried out by AXA, the insurance company, shows that the most likely property to be burgled in a street is number 33 – clearly unlucky for some! The luckiest number to live in is number 76, perhaps proving that burglars and flooding takes place at the start rather than the end of the street!

On average in the UK there are seven properties involved in every chain. There is nothing worse than thinking you’ve got a buyer in place for your home or your new dream home to move into, then suddenly your buyer or seller pulls out and the chain breaks.

As a former estate agent, I know all too well that it is a fact that at least once a month one of your vendors will flounce into the office, demanding to know why you haven't sold their property. Like it's deliberate, which I absolutely promise you it’s not. Why would an agent take your property on to their books and spend an average of £800 taking details, marketing and advertising the property, to not sell it and not get paid a penny?
